Best Real Estate Lead Generation in British Columbia

Best Real Estate Lead Generation in British Columbia: How REALTORS® Can Generate More Qualified Leads

KeyListing is a Canadian real estate lead-generation company with an Ottawa, Ontario office. Because this guide comes from a provider, we’ve kept our own service in one clearly labelled section and given you a checklist you can use on any company, including us.

Most BC REALTORS® aren’t short on contacts. A portal enquiry, a Meta form fill and a purchased list can fill a CRM in a weekend. What’s harder to fill is the calendar: the “just curious” strata owner, the buyer who’s a year from a down payment, the homeowner who already signed with someone else.

That’s why the best real estate lead generation in British Columbia isn’t the option that delivers the most names. It’s the one that delivers the most real conversations and held appointments in the communities you actually serve, at a cost per appointment you can defend, while keeping your advertising on the right side of BCFSA rules. This guide covers lead types, channels, exclusivity, verification, pricing, BC compliance and a region-by-region look at the province, and shows where KeyListing fits if you’d rather have a partner than build it all yourself.

Curious what a qualified pipeline could look like in your BC territory? Request a Lead Generation Consultation

Quick answer

  • The best lead generation is measured by held appointments with motivated buyers and sellers in your territory, not by lead count.
  • A qualified lead has confirmed intent, timeline, property type, contactability and consent. A verified lead has had those checks made by a person before it reaches you.
  • Most BC agents do best combining two or three channels (paid ads, outbound calling, local SEO, building or neighbourhood farming) with fast follow-up and CRM nurturing.
  • BC has its own rules to check: BCFSA advertising requirements, plus CASL, CRTC telemarketing rules and BC’s telemarketer licensing.
  • KeyListing offers Standard plans (valid contacts) and Performance plans (ISA-verified leads and booked appointments), with area exclusivity and published pricing.

What Is Real Estate Lead Generation in British Columbia?

Real estate lead generation in British Columbia is the process of finding and qualifying people who plan to buy or sell in a specific BC market, then connecting them with a licensed REALTOR®. It covers anything that starts a conversation with a future client: paid ads, outbound calls, local SEO, referrals, farming and follow-up on your own database.

British Columbia is several markets, not one. Metro Vancouver and the Fraser Valley, Vancouver Island, the Okanagan and the wider Interior each have different housing stock, buyer motivations and competition. Even within one city, a strata tower, a townhome complex and a detached street can behave like separate markets. Strategy should be built around your territory, your client segment (buyer or seller) and the property types you actually list.

What Makes a Real Estate Lead Valuable?

A raw lead is a name plus some sign of interest. A qualified lead is a prospect whose intent, timeline, property situation, contactability and consent have been checked. Each check removes a reason to waste a call.

TermWhat it meansWhat to expect
Raw leadContact details plus a sign of interest (form fill, click, portal enquiry)Unconfirmed. May be curious, shared with others, or unreachable
Valid contactDetails checked as real and reachable, such as a working phone numberYou can reach them. Intent is still unknown
Qualified leadIntent to buy or sell, a timeline, a location and a property type confirmedWorth a real conversation
Verified leadQualification done by a person (for example an inside sales agent, or ISA), including whether they already work with another licensee and whether they agree to be contactedFewer wasted calls. The provider’s definition matters
AppointmentA booked call or meeting with a prospect who agreed to talkThe unit that matters most to a busy agent
Listing opportunityA seller discussing pricing and representationOne step from a listing presentation

In BC, property type is a first-order qualifier. A strata owner weighing a sale, a presale buyer and a detached-home seller need different conversations, so a lead that never confirms property type is only half-qualified. There’s no industry-wide standard for these terms, so ask any provider for its definitions in writing. And no lead is guaranteed to transact.

Best Real Estate Lead Generation in British Columbia: Strategies by Situation

There is no single best channel. The right mix depends on your region, whether you focus on buyers or listings, your budget and how fast you can follow up.

StrategyTends to suitWatch-outs
Local SEO and contentAgents building lasting visibility in a city, neighbourhood or building typeTakes months. Needs genuinely local pages, a strong Google Business Profile and real reviews
Google AdsReaching people searching now, such as “sell my condo Burnaby”Competitive in Metro Vancouver. Needs tight geography, focused landing pages and conversion tracking
Meta (Facebook and Instagram) adsReaching owners before they start searching, often with a home-value or market-update offerMeta applies special ad category rules to housing ads, which limit some targeting. Check its current policy
Seller lead generationListing-focused agentsSellers rarely announce plans early, so leads are often months out and need nurturing
Buyer lead generationNew agents, buyer specialists and teamsBuyers can be early in the journey. Confirm financing, timeline and property type
Building and neighbourhood farmingAgents who want to be the known agent in a strata complex, tower or set of streetsSlow and consistent. Judge it by appointments, not impressions
Outbound prospecting (calling, skip tracing)Reaching likely sellers before they listTime-intensive. Depends on data quality, scripts and compliance, including BC’s own telemarketing rules
Multilingual outreachCommunities where buyers and sellers prefer to deal in another languageNeeds genuinely fluent callers and creative, not machine translation
Referral marketingEstablished agents with a strong sphereHard to scale on its own
CRM nurturingEveryone, especially long-cycle leadsOnly as good as the messages and the speed of your first response
Appointment settingAgents whose time is the bottleneckSomeone else makes the first impression. Ask how callers are trained

Two illustrative examples (not client results): a Burnaby agent focused on strata listings might farm specific buildings, pair it with Meta home-value ads and have an ISA follow up by phone. A Kelowna agent working relocation buyers might lean on Google Ads and local SEO, because those buyers research online before they ever contact anyone.

Exclusive vs Shared Real Estate Leads

An exclusive lead is sold to one agent. A shared lead is sold to several. Exclusive leads remove the race to call first. But exclusive doesn’t automatically mean qualified: a lead can be yours alone and still have no plan to move.

Exclusive leadsShared leads
CompetitionNone for that contactSeveral agents contacting the same person
Speed pressureLowerHigh. First to call often wins
Price per leadOften higherOften lower
Prospect experienceHears from youMay feel pestered

Ask providers: Exclusive to me, my team or my brokerage? Exclusive for how long? By territory or by individual lead? Can the same contact be resold later? In smaller BC markets, where the pool of active sellers in a postal code is limited, these answers matter even more.

Verified vs Unverified Real Estate Leads

Verification means a person has checked key facts before the lead reaches you. At a minimum, it should cover:

  • Genuine intent to buy or sell
  • A realistic timeline
  • Location and property type
  • Whether they’re already working with another licensee
  • A working way to reach them
  • Consent to be contacted

Red flags: “verified” that only means an email passed a format check; no answer to who did the verifying; no record of consent; no policy for leads that turn out to be invalid.

How to Choose a Real Estate Lead Generation Company in British Columbia

Judge providers on how they define a lead, whether it’s exclusive, where you can target, what the price includes and how they report results. Get the answers in writing.

Compliance: what BC REALTORS should check

This is general information, not legal advice. Confirm specifics with your managing broker and, where needed, a lawyer.

  • BCFSA advertising rules. The BC Financial Services Authority’s advertising information says advertisements must include your full brokerage name as registered with BCFSA, and that advertising identifying you must use your legal name, a recognizable short form of it or a name BCFSA has approved. If you have a personal real estate corporation, advertising that identifies you must use its name. If your team has a registered team name, team advertising must include it. Ads and landing pages a provider runs for you should follow the same rules, and BCFSA also prohibits advertising you know, or ought to know, contains a false statement or misrepresentation.
  • Advertising specific properties. BCFSA’s rules also require the owner’s consent, or that of the owner’s authorized agent, to advertise specific real estate. This matters for Just Listed and Just Sold campaigns.
  • Emails and texts. Canada’s Anti-Spam Legislation (CASL) covers commercial electronic messages, including email and text. See the CRTC’s CASL FAQ.
  • Phone calls. Telemarketing calls fall under the CRTC’s Unsolicited Telecommunications Rules, including the National Do Not Call List and each caller’s internal do-not-call list. See the CRTC telemarketing rules.
  • BC telemarketer licensing. BC has its own regime on top of the federal one. Consumer Protection BC states that businesses using telemarketing to sell goods or services to BC consumers require a licence, with some exceptions. Whether it applies to a given outbound program, including one a provider runs on your behalf, is worth confirming with Consumer Protection BC or a lawyer.

Real Estate Lead Generation by BC Market

Strategy shifts by region and by property type. Treat these as planning prompts, not forecasts.

Vancouver

Vancouver splits into very different segments: downtown and False Creek strata towers, presale condos, and detached homes on the East and West sides. Strata owners and detached owners have different reasons to sell, so campaigns built around a building or neighbourhood usually beat city-wide ones. In communities where many residents prefer another language, multilingual creative and calls can improve response.

Burnaby, New Westminster and the Tri-Cities

Transit-oriented town centres such as Metrotown, Brentwood and Burquitlam concentrate strata towers and townhomes, with older detached lots nearby. That makes building-level farming and separate strata and detached campaigns practical. Coquitlam, Port Coquitlam and Port Moody add more family-oriented, move-up demand.

Richmond

Richmond mixes detached homes, townhomes and condos, with large multilingual communities. Fluent outreach and property-type-specific offers tend to matter more than broad “Richmond real estate” messaging.

Surrey, Langley and White Rock

South of the Fraser, Surrey’s size means neighbourhoods such as Fleetwood, Cloverdale and South Surrey can behave differently, and Langley and White Rock add their own buyer profiles. Townhome and detached move-up buyers are common targets, and farming by neighbourhood usually gives clearer results than targeting a whole municipality.

Abbotsford, Chilliwack and the Fraser Valley

The Fraser Valley often draws Lower Mainland buyers looking for more space. It also includes acreage and semi-rural properties, where the property type is a bigger qualifier than the postal code alone. Confirm what a lead is actually looking for before booking a showing.

The North Shore

North Vancouver and West Vancouver have limited land and high-value detached and townhome markets, with many downsizer and move-up sellers. Decision cycles can be long, so nurturing and Just Sold farming matter, since owners may watch the market for a while before calling anyone.

Victoria and Greater Victoria

Provincial government employment and retirees shape demand, and the suburbs (Saanich, Oak Bay, Langford and the Westshore) each have different housing and buyer mixes. Sorting seller leads by community and by downsizer versus move-up profile helps keep follow-up relevant.

Nanaimo and Vancouver Island

Retirement, lifestyle moves and second-home buyers are all part of the picture. With a smaller pool of active sellers in each postal code, it matters more whether a provider sells the same lead to several agents.

Kelowna and the Okanagan

Lifestyle relocation and recreational buyers, often coming from the Lower Mainland or other provinces, are a significant part of demand. These buyers research online long before contacting an agent, which favours local SEO, Google Ads and strong nurturing over cold outreach alone.

Kamloops and the BC Interior

Regional employment and Thompson Rivers University shape demand across Kamloops, Vernon and other Interior communities. The buyer and seller pools are smaller than in Metro Vancouver, so precise territory definition and consistent follow-up count for more than volume.

The rule in every region: define the territory precisely, match the message to the housing stock and the likely buyer or seller, and measure appointments rather than clicks. KeyListing’s exclusivity works at the postal code or territory level (BC postal codes begin with V), so availability varies by area.

How KeyListing Helps REALTORS Generate Leads in British Columbia

KeyListing is a Canadian real estate lead-generation and marketing company. It generates buyer and seller leads, screens them through its ISA team on Performance plans, nurtures them in a CRM and, on Performance plans, books appointments on the agent’s behalf. The company says it serves Canadian REALTORS®, agents and brokers across North America. Availability in a specific BC territory is confirmed during a consultation.

How a Performance plan works:

  1. Choose your territory. You lock a postal code or territory. KeyListing states that once you do, it doesn’t assign another agent to that area.
  2. Lead generation. Leads come from managed digital advertising (including Facebook and Instagram campaigns), skip-traced seller outreach, and custom campaigns such as Just Listed, Just Sold, geographic farming and seller-focused outreach.
  3. Qualification. KeyListing’s ISA team screens each Performance lead for intent, timeline (typically within three months), motivation and availability. It also confirms the prospect isn’t working with another REALTOR® and obtains consent to be contacted.
  4. Nurturing. Prospects who aren’t ready go into an automated CRM with behaviour-driven follow-up. Lead insights include search behaviour and viewed properties, and its Network Boost programme adds listing alerts and a 27-step drip campaign.
  5. Appointment. Where possible, the team books the appointment and forwards the details. You confirm and attend.

FocusContacts for agents with their own follow-upPrimarily seller and listing opportunities

Both tiers include marketing costs and have no recurring auto-charge. KeyListing states that Performance plans guarantee a minimum number of verified leads per month, with a 100% money-back guarantee in the rare cases where the minimum isn’t met.

Who it’s for: KeyListing says its service suits agents focused on listings and growth who want consistent, predictable opportunities and are ready to invest in their business. If you already have strong phone habits or an ISA, Standard plans may be enough. If your time is the bottleneck, Performance plans are built around verification and booked appointments.

What to keep in mind: no provider can guarantee a listing or a closed deal, and KeyListing’s published guarantees relate to lead volume, not outcomes. Territories go to one agent at a time, so your postal codes may already be taken. Whatever ads or landing pages run on your behalf, you remain responsible for BCFSA compliance, so review them before they go live.

KeyListing also offers exclusive real estate leads, managed cold calling and real estate virtual assistants. For a national comparison, see the guide to the best real estate leads services in Canada. Working in other provinces? Read the guides for Ontario and Alberta.

How Much Does Real Estate Lead Generation Cost in British Columbia?

Cost varies with lead type, qualification, exclusivity, territory and contract length, and there is no reliable BC-wide average. Verified leads and booked appointments cost more per lead than raw contacts but can cost less per appointment, so cost per appointment held is the fairer comparison.

What moves the price with any provider:

  • Lead volume and lead type (buyer, seller or mixed)
  • Qualification level (form fill, valid contact or ISA-verified)
  • Whether appointment setting is included
  • Territory size, local competition and exclusivity
  • Advertising channel and campaign type
  • Contract length and service level
  • CRM and nurturing

Frequently Asked Questions

What is the best way to generate real estate leads in British Columbia? There’s no single best way. The best approach is whichever produces the most held appointments in your territory for your budget. Most agents combine two or three channels, such as paid ads, outbound calling, local SEO and building farming, with fast follow-up and CRM nurturing.

How much do real estate leads cost in British Columbia? It varies with lead type, verification, exclusivity, territory and contract length, so there’s no reliable provincial average. KeyListing’s published plans range from $499 for 10–15 monthly valid contacts to C$12,000 for 144 leads over 12 months. Compare providers on cost per appointment.

Where can BC REALTORS get qualified leads? Sources include managed lead-generation providers, your own ads and SEO, outbound prospecting and referrals. The real difference is who confirms intent, timeline and consent before the lead reaches you, so ask each source how it qualifies.

Are exclusive real estate leads better than shared leads? Exclusive leads mean no other agent is competing for the same contact, which removes the race to call first. Exclusivity doesn’t guarantee intent, though, so check how leads are verified as well.

Can real estate lead generation be targeted by BC city or postal code? Yes. Ad platforms and many providers can target by city or area. KeyListing says it tailors campaigns to your preferred areas and offers exclusivity by postal code or territory, subject to availability.

Turn BC Leads Into Booked Appointments

The best real estate lead generation in British Columbia comes down to a few decisions: a precise territory, a clear definition of what counts as a lead, real qualification, fast follow-up, compliant advertising and a cost-per-appointment number you track. Whether you build that yourself or partner with a provider, hold every option to the same checklist.

If you’d like a partner, KeyListing will review your market, tell you whether your postal codes are available and propose a plan built around how you work.
